Agent's Description

A unique nature development opportunity

It’s very rare nowadays to find a property that is truly unique. A place that is far away from others, in a magical area, where other building is prohibited. “The Lodge” is such a place.

Only one property allowed in this beautiful area – the one on the pictures! It offers a small scale apartment development opportunity that has special and growing appeal. Unspoilt nature is shrinking, especially in crowded Europe. And what is rare becomes valuable. The project will appeal to those who value nature and wildlife, water and woods. Both old and young. Yet not far from an international airport. It’s not another boring seaside development, but a property that will be sought after as there is nothing comparable on the market. It’s such a beautiful place that the owners call it “Eden Lake”

The story behind this remarkable property - After the fall of communism, the Lodge has lain largely undisturbed. It was a former holiday home of the Bulgarian politburo and they liked to holiday far away from the public eye! All habitations were removed for a distance of 3 kilometres, including levelling a number of houses on the far side of the lake, so no one would see the goings on at “The Lodge”. The prohibition on new building has continued and it sits alone, with superb views over the lake and surrounded by no less than 4500 acres of oak woods!

Discover one of Europe’s undiscovered natural paradises!

Eden Lake Nature Preserve. Views from the property are truly beautiful. An abundance of water fowl and many types of bird, including heron, visit and live on the waters of this remote lake. Animals roam the huge woods. Exquisite wild orchids dot the leafy ground under the green canopy. The property is an escape from the modern world, yet only a short car journey from the international airport of Varna!

The Lodge at end of the lake sits on 3214 sq.m of land. The proposal is to convert or demolish and replace with an attractive clubhouse, with spa facilities and about 20 apartments above. A large decking area can be made over the water in front, which can serve as sitting area and boat mooring place. A stunning setting for evening drinks as the sun goes down owner the waters.

The lake is a large 250,000 sq. metres, with extensive wildfowl and fish. It has silted up quite a bit over the years and will need some clearing to bring back to its former glory and lessen the effects of summer drying. Water flows through a valve in dam to one side and this flow can be controlled to maintain water levels. At present, the valve is open, so water levels drop in summer. The lodge itself is set on three floors. It is built on three floors, on the first one – a spacious entrance hall, a large dinning or party hall, a kitchen and a toilet. The second floor comprises of two apartments each with two bedrooms, plus a bathroom. On the third floor there are four rooms, each with four beds and there are two bathrooms. Also on the side of the house there is an additional building, with two more rooms.

The perfect place for walks. The surrounding area was a popular nature park under the previous Communist regime, as can be seen from the wall map in the lodge below. It offers many miles of woodland and lakeside walks and bicycle trails. The owners of the new lakeside apartments will have all this on their doorstep!

The Woods extend to a vast 4500 acres! The woods are home to wild boar and deer. Recreational, private fishing is allowed, but no fish farming. There are 2 access roads to the property. One of 2.5 kms and the other of 800 metres. This property fits perfectly with the growing appreciation of all things Green. In addition to many people’s love of unspoilt nature and water, sales of apartments can be made to the specialist groups, such as bird watchers, fishermen, walkers and to those with the more general wish to enhance their health though exercise. Rarity value should ensure success whatever the market conditions.

Freehold price: 295,000 Euros This includes architects drawings for apartment re-development. This natural paradise is increasingly rare in modern Europe and needs protection for future generations.

Summary Think of the most beautiful lake in your country and consider the value of having a near monopoly of development rights on it! That’s what’s on offer here.

Aladzha Monastery

Aladzha Monastery

The name of Aladzha monastery comes from the Turkish word for colourful ("aladzha") due most probably to the bright colours of its wall paintings, dating back to the early Middle Ages. The monk's cells, common rooms and sanctuaries, dug directly into the limestone rock and situated on two levels high above the ground, were connected via an external staircase. The lower floor hosted the monks' private cells, common rooms (i.e. kitchen, dining room) and a small church, while the upper level was dedicated entirely to a chapel. According to some historians, primitive monks' cells were built and inhabited already in the 4th century AC. The entire monastery is considered to date back to the 12th century AC. Unfortunately, nowadays only few of the frescoes are preserved (most of these to be found in the chapel) but the experience of visiting a monastery dug high above the ground into a steep rock is unforgettable.

Royal Palace Euxinograd

Royal Palace Euxinograd

Euxinograde is a former late 19th-century Bulgarian summer palace and park of the royal family on the Black Sea coast, 8 km north of the city of Varna. It is currently a governmental and presidential residence. The construction of the palace began soon after the land which it occupies was given to Alexander I Battenberg on 16 March 1882. Viennese architect Victor Rumpelmayer designed the palace, which was named Sandrovo in 1885 after the Italian diminutive of Alexander's name — Sandro. Later the knyaz extended the estate to its contemporary area of 80 hectares. However, no palace was built at that time. The palace was built by Tsar Ferdinand Saxe-Coburg-Gotha. The pediment and other materials of the right wing of Chateau de Saint-Cloud in France, a former royal residence, was brought to Bulgaria by Tsar Ferdinand and integrated in Euxinograd palace. He invited the Swiss architect Hermann Mayer and Bulgarian architect Nikola Lazarov to design the palace which was renamed Euxinograd in 1893 on the insistence of Princess Marie Louise, Ferdinand's first wife. The name comes from the Ancient Greek term for the Black Sea, Εuξεινος Πόντος (Euxeinos Pontos, "hospitable sea") and the South Slavic suffix –grad, meaning "town" or, historically, "fortress".

The Royal Residence in Balchik

The Royal Residence in Balchik

The Royal Palace, the Botanical Gardens, the churches, the Museum of History, the Art gallery and many other attractions make Balchik one of the most interesting places at the Black Sea coast. Queen Maria of Romania selected Balchik to build her summer residence to which she gave the name “Quiet Nest”. The royal residence was built following plans of the Italian architects Americo and Augistino. A number of Bulgarian artists and craftsmen from the area also contributed to the transformation of the rural landscape into an elegant sanctuary for elite Romanian society.
