Completed in January 2008, this is a 114 m2 -(1222 feet) single storey villa with 3 double bedrooms and 2 bathrooms. It has an open plan kitchen/dinning & lounge with fireplace. The fireplace chimney in the lounge also has a fantastic BBQ on the outside with south facing paved patio, looking towards the snow-capped mountains of Borovets.
The property has Satellite and internet connection. It comes fully furnished with 1 double bed and 4 single beds. Each bedroom has modern wardrobes, chest of draws, side cabinet and mirror. The kitchen comes with oven, extractor fan, sink, washing machine, fridge freezer and many storage cabinets filled with everything one would need. The lounge has a 3 seater, 2 seater settee & armchair, with coffee table, TV and TV stand, satellite and DVD player. The lounge is orientated towards the log fire which gives the house the central heating, but there are also electric oil heaters on days when one does not want to make the fire. The dinning room consists of 6 solid chairs and a wooden dinning table. The house comes with its own plot of land with 1 parking space off road. The Gated community is run by a management company providing every need including security and & 3 types of recycling bins.
From the front door one walks into a spacious entrance hall leading to the lounge and bedrooms. To the left is a large Store room with dryer and loads of space for ski equipment or other items.
This property sits in the middle of 12 villas on a gated community just 20 minutes drive below Borovets and 5 minutes to Dolna Banya where there are hot mineral spas and the new Jack Nichlas golf course is being built. There are also plans for a further golf course in the next few years. Behind the development is a large fishing lake.
The development sits near the main road from Dolna Banya to Borovets, just outside the village of Maritsa. From here its 1 hours drive to Sofia and the airport.
The Climate - this development sits at about 700 m above sea level. In winter one can enjoy the short 20 minute drive to the top of the mountain for skiing. Typical temperatures are from Zero to minus 5 degrees C at this height, but the air is dry and so it does not feel as cold as the temperature suggests. Even in winter one gets more sun than we get here in the UK and the sun is stronger when it comes out. Summer temperatures reach up to 35 degrees C, but again its a dry heat so its very pleasant. Just a few miles away is a hotel with outdoor pool and bar for all to enjoy. The Pool is heated by hot natural springs. The difference with the Bulgarian climate is that you get to see the sun a blue sky much more often. You can also sit out late at night outside as its often warm enough from May to October. Last Nov 08 it was still 20 degrees C during the daytime and in Aug/Sept when the UK was overcast for weeks on end there was blue sky nearly every day here.
This is a most beautiful setting overlooking the snow capped mountains of Borovets. There are no neighboring houses as this development sits right in the green belt. The air quality here is very good. A viewing trip is essential to appreciate just how pretty this setting is.
Just 2 minutes drive away is the town of Raduil. This town is due to get a ski lift in the future as part of the Super Borovets project.
The beauty of this property is that it enjoys both seasons, with skiing in winter and golf, walking, fishing and swimming in summer. Suggested rental rates in peak season are £500 / week and £300 in low seasons.

A German company have made plans to build a huge indoor spa just five minutes way (see photos), making use of the hot natural spring water that rises from the ground at 70 degrees C.
There is a wall safe in the property plus a key lock box on the front door for use if letting out. The property is protected by an alarm system which calls out the local security company plus there is 24 hour guard on site plus roller gates at both entrances.
A management company takes care of cleaning and rentals and maintenance issues at a cost of £900 per year.
This villa is perfect also for retirement and the easy life. Rates, management (£900 p.a.) , water and electric would come to about £2500 a year. The management company provide 24 hour security, take care of the lawns and any external issues, plus are there to help with any maintenance issues, supplying fire wood, satellite, internet, cleaning and shopping.
The villa is of a solid concrete construction with good insulation and double glazing.
There is a very good reception here for mobile phones and a wireless internet. With food and drink very cheap, one could live off £5000 a year here including all other expenses.

“St. Alexander Nevski” cathedral
“St. Alexander Nevski” cathedral is one of the most significant monuments of culture in Sofia. It was built between 1882 and 1912, in honour of the Russian king Alexander II, called “Tsar Osvoboditel” (“The King Liberator”), because his army helped liberate Bulgaria from Ottoman rule in 1878. The cathedral bears his name. The magnificent St. Alexander Nevsky Memorial Church is built to the designs of the Russian architect Pomerantsev in Neo Byzantine style, typical for Russia in the middle of the XIX th century.
Boyana Chirch
Located on the outskirts of Sofia, Boyana Church consists of three buildings. The eastern church was built in the 10th century, then enlarged at the beginning of the 13th century by Sebastocrator Kaloyan, who ordered a second two?storey building to be erected next to it. The frescoes in this second church, painted in 1259, make it one of the most important collections of medieval paintings. The ensemble is completed by a third church, built at the beginning of the 19th century. This site is one of the most complete and perfectly preserved monuments of east European medieval art
The Ivan Vazov National Theatre
The Ivan Vazov National Theatre is the capital’s other emblem. The theatre was founded in 1904, and its building was completed in 1907. Designed in the style of German classicism, it contains many elements of the then fashionable Secession style. The interior was twice renewed, once after the fire in the theatre in 1923, and once during the 1970-1976 period. The hall is flanked by two balconies and there are 850 seats. Two chamber stages are in operation; the one with 150 seats and the other with 100. The theatre employs some of the country’s best actors and stage directors, many of whom enjoy popularity all over Europe.
The edifice of the National Assembly
The edifice of the National Assembly (built in 1884) is the third rightful candidate for the city’s emblem. A motto inscribed on its main facade reads “Union makes Strength” – a key element of the coat of arms of the Republic of Bulgaria. Opposite its building is the monument to the King Liberator of Bulgaria (inaugurated in 1905) - the Russian Tsar Aleksander II.
The Russian church St. Nikola
The Russian church St. Nikolai is conspicuous from afar with its pointed golden cross. It was built in the years of 1912-1914 by Russian emigrants to Bulgaria. The interior of the church contains wonderful majolica ornaments, Russian-style icons among which stands out the icon of St. Nikolai Chudotvorets (the Wonder-worker) from the Kiev-Pechora Monastery.
Vitosha Mountain
Vitosha is the most visited Bulgarian mountain. It rises immediately above Sofia and is one of the symbols of our capital city. Few are the big cities in the world, and capitals are even fewer, that possess such a natural advantage. Vitosha Mountain is the most significant part of the Plana-Zavala Mountain System. With its highest peak – Mt. Cherni Vrah (The Black Peak) (2290 m) it occupies the fourth place among Bulgarian mountains.
